Rental prices for housing in Tashkent continue to decline.
Experts from the Institute of Macroeconomic and Regional Studies (IMTI) under the Cabinet of Ministers of the Republic of Uzbekistan have analyzed rental prices for housing in Tashkent in January 2024.
It is noted that, according to the analysis, during this period, the average rental prices for partially renovated apartments decreased by 0.1% compared to December, while fully renovated apartments saw a decrease of 0.3%.
Rental of partially renovated housing. In January 2024, the average rent for 1-bedroom and 2-bedroom apartments fell by 0.3% and 0.4% respectively, while 3-bedroom and 4-bedroom apartments increased by 0.1% and 0.3%.
The most affordable rental prices for partially renovated apartments:
Sergeli District: 1-bedroom apartment - 297 USD, 2-bedroom apartment - 355 USD, 3-bedroom apartment - 415 USD, 4-bedroom apartment - 419 USD;
Almazar District: 1-bedroom apartment - 293 USD, 2-bedroom apartment - 352 USD, 3-bedroom apartment - 419 USD, 4-bedroom apartment - 493 USD.
Relatively high rental prices:
Mirabad District: 1-bedroom apartment - 344 USD, 2-bedroom apartment - 512 USD, 3-bedroom apartment - 643 USD, 4-bedroom apartment - 705 USD;
Yakkasaray District: 1-bedroom apartment - 383 USD, 2-bedroom apartment - 487 USD, 3-bedroom apartment - 677 USD, 4-bedroom apartment - 722 USD.
Rental of fully renovated housing. During this period, the average rental cost for 1-bedroom and 3-bedroom apartments decreased by 0.5%, for 2-bedroom apartments by 0.7%, while for 4-bedroom apartments it increased by 0.5%.
The most affordable rental prices for fully renovated apartments:
Sergeli District: 1-bedroom apartment – 321 USD, 2-bedroom apartment - 417 USD, 3-bedroom apartment - 513 USD, 4-bedroom apartment - 641 USD;
Uchtepa District: 1-bedroom apartment - 386 USD, 2-bedroom apartment - 450 USD, 3-bedroom apartment - 534 USD, 4-bedroom apartment - 624 USD.
Relatively high rental prices:
Mirabad District: 1-bedroom apartment - 485 USD, 2-bedroom apartment - 731 USD, 3-bedroom apartment - 1027 USD, 4-bedroom apartment - 1328 USD;
Shaykhantahur District: 1-bedroom apartment - 521 USD, 2-bedroom apartment - 732 USD, 3-bedroom apartment - 1093 USD, 4-bedroom apartment - 1381 USD.
Data on rental prices were collected from the platform olx.uz using web scraping. The analysis included 35.3 thousand listings for December 2024 and 35.7 thousand for January 2025. Prices for the top and bottom 5% quantiles were excluded.
